Meet Dean, the President of United Team Capital Ventures Ltd.

Dean is the President and founder, coordinator and stock trader with a decade of stock trading experience. Dean started out taking a course and helped form an investment club of 32 members plus helped create two other investment clubs. Dean had served as a director of Creative Profiles Salons Inc. for two years. Dean also formed and financed the corporation. Linda, his wife, manages the company and remains as the sole director. Since April, 2005, Dean has personally acquired, 2 rental properties, one in Crowsnest Pass which is a vacation weekly rental and the other in Macrorie, Saskatchewan plus 1 1/2 lake lots in Hitchcock Bay, Saskatchewan. One lake lot property is in joint title with Garth for developing and flipping in the early summer of 2008 or to joint venture it with other investors as a vacation rental. Dean also has some bookeeping experience using Quickbooks. Dean has purchased the Rich Dad Education materials and has attended a 3 day workshop plus other workshops offered by other real estate educators. On April 25, 2008, Dean purchased the REIN Quickstart Home Study Program, Canada's #1 Real Estate Program to ensure our group of investors do the best that they possible can and has recently had the opportunity to hear the home study program's cds on Joint Venturing. Dean also can build websites to keep our Joint Venture team informed of where the projects are at over time.

Real Estate Track Record

Calgary: Principle residence purchased in January, 1998 for $127,500 and sold on June 27, 2008 for $331,000.

The Crowsnest Pass house was bought at $75,000 in April, 2005 and is worth $240,000 today according to the realtor that he used as of May, 2008.

The Saskatchewan house was purchased at $50,000 in October, 2006 and was recently appraised at $120,000 to $125,000 by a local realtor around April, 2008.

The joint ventured lake lot flip house has a projected gain of at least 50 - 100%! The house is currently offered at $249,900.

Dean's lake lot gets developed in the spring of 2009. The septic system went in during the summer of 2008 and the footing are to be poured during the spring of 2009. Looking for 10 investors at $15,000 each with 8 blocks left to fill. This project can be done as a flip and has no sales fees.

The Crowsnest Pass house was refinanced to provide operating capital for United Team Capital Ventures Ltd. to buy two properties, one in Stavely, Alberta for $80k which is a duplex and now partly upgraded to the $125,000 range in 5 months. Currently, more upgrades are still taking place. A second property in the Crowsnest Pass was purchased for $98k which with upgrades is now rented out as furnished short term rental. The Crowsnest property is valued close to $185,000 based on comparables as of Dec, 2008.

A house was purchased in Simpson, Sask in June of 2008 for just $12,000 which should easily double in value once some cosmetic work is completed.

A new tradename has been created for the corporation. "United Team Properties"

Meet Garth, the President of 3G Ventures Inc.

Garth is President and renovations expert with his own company, 3G Ventures Inc. Garth has experience buying and selling homes plus managing a rooming house. Garth also has many contacts in B.C., Alberta and in Saskatchewan which will also help save the company money. We get our supplies at a good rate! His job is to get the work done asap as to not tie up funds for longer than necessary so that we can continue onto new real estate projects. Going from a renovator to builder now with the construction of the lake lot cabin has added more knowledge to Garth's capabilities. Garth will be involved in many of future joint ventures and be doing the home inspections and renovations with his company 3G Ventures Inc.

I will add a little note here. Garth contracted the West Nile Virus in the summer of 2007. That did not stop him from completing the task at hand while others with the virus stayed home in bed. Garth said that he wasn't going to let his partners down. Garth is a very determined fellow to get the job done and it will be a pleasure to work with him on our real estate investments.

As of the summer of 2008, Garth now has a steady helper who works the same way as himself.
